3-Attempt Inspections –
The purpose of these inspections is to verify the occupancy and the condition of the property. Contact with the occupant is EXTREMELY important as Wells Fargo MUST Verify if these properties are vacant. They want us to make up to 3 attempts to contact the occupant to Verify occupancy. Contact is very critical! At least one attempt must be after 5 PM or on the weekend. They do NOT want us to inspect a property before 7 AM or after 9 PM. If completing an inspection Sunday they only want them done between the hours of 12 PM to 7 PM. Please make sure that you get photos at each attempt and note the date and the time as you will be paid for each attempt. Also you do not need to make 3 attempts on a vacant property and a vacancy form is not required on these inspections.
NFR Vacancy Postings –
Previously NFR only required a vacancy posting for vacant Wells Fargo property. Two additional postings are now available under the resource tab. These are currently to be used on Financial Freedom and Bank of the West vacant properties. It is the same form and is NFR’s generic vacancy posting/sticker. Please make sure you print some to keep with you and if you encounter a vacant Bank of the West or Financial Freedom property, make sure you post one on the door and take a photo of it to submit with your inspection.You can find it under the resource tab under either Bank of the West or Financial Freedom. On insurance loss drafts they would like a summary of repairs complete and of repairs that have not been done. As you know some of these can be a few pages to 40+ pages. I usually try to go with the repair summary page to provide my list of repairs complete and not complete. Attached you will see a sample form to use as guidance in completing loss drafts.
